We break down the Spanish new-build market on our own data: where rental yield is highest, what a square metre costs on each coast, how prices are distributed and where the most stock sits. Every chart is built on the real catalogue, not eyeballed.

Average gross yield, %
Yield is highest in Alicante — averaging 5.7%. Across the dataset the average gross yield sits around 5.6%: affordable coasts hit the upper end, premium ones the lower end but with stronger capital growth.
Average price per square metre, €
The dearest square metre is Mallorca (€6,375/m²), the most affordable is Costa de Valencia (€3,382/m²). The entry-price gap between coasts drives both the entry point and how fast an investment pays back.
How many properties sit in each price band
Most new-builds cluster in the mid price band, and off-plan stock makes up around 55% — buying at construction-stage prices leaves headroom on value by completion.
